- We can secure finance against residential and mixed use property (including residential development sites) from a deal size of €250k to €4m
- Terms flexible (max 18 months)
- Normally < 75% loan to value
- The borrower must be a corporate vehicle (SPVs) which means Limited Companies (Ltds) or Designated Activity Companies (DACs) – we don’t broker personal lending to acquire commercial properties
- Exit is typically selling the property or refinancing
- This type of bridging finance can be expensive but also can make sense as part of a bigger picture in order to get you from where you are to where you need to get to – useful for debt settlement and other transactions
