Private Finance / Funder €1m – €3m Asset Backed
- We have access to a private €100m fund who is interested in financing asset backed lending
- This type of funding is only available to special purpose vehicles (SPVs) which means Limited Companies (Ltds) or Designated Activity Companies (DACs) – we don’t broker personal lending to acquire commercial properties
- €1m to €3m deal size – c.65% LTV but is asset dependent
- Finance can be secured quickly via this fund for the right deal
- 2% arrangement fee
- Fixed Rates (not linked to Euribor or similar) 7.5% (5 years); 8.5% (3 years) and 10% (make whole <=1 year)
- Interest cover ideally sought (so income producing assets)
- Exit needs to be identified
