Commercial Property Loans
- We provide term lending for commercial properties – normally < 70% loan to value
- Generally this type of funding is to special purpose vehicles (SPVs) which means Limited Companies (Ltds) or Designated Activity Companies (DACs) – we don’t broker personal lending to acquire commercial properties
- Typically loans are financed over 5 years with an amortization schedule of 15/20/25 or even 30 years where suited
- Repayment of this type of loan depends on the lease and generally funders look for 1.2 times repayment cover from the rent
